A DIFFERENT KIND OF DEVELOPMENT

The right building should feel like it could only belong here.

We work with land and real estate in Messinia, Greece. We acquire, develop, design and sell residential and commercial properties — with an eye for what makes a place worth preserving.

OUR WORK

A complete view
of property.

From the suitability of a hillside plot to the final detail of a home, we bring land, development and design into one conversation.

DESIGN PHILOSOPHY

Less building.
More belonging.

Quiet volumes. Deep shade. Open views. Materials that acquire character over time. Architecture is at its best when the landscape remains the main event.

SOUTHWESTERN GREECE

Still distinctly
its own.

Messinia has drawn a new international audience without losing the things that make it Greek: working olive groves, fishing harbours, independent tavernas, family-run businesses and a life lived outdoors.

Koroni, our home, is one of the emblematic communities recognised in the UNESCO Mediterranean Diet heritage tradition.

NEW INTERNATIONAL ATTENTION

Rooted here.
Looking ahead.

An evolving hospitality scene and new transport investment have brought Messinia into clearer international view. What matters to us is what the region keeps as it grows.

05 / LIFE HERE

Beyond the
property line.

Early swims. Golf above the sea. Long lunches with neighbours. Stone villages, olive harvests, kayaking, hiking and sailing. The best part of Messinia is the life around the house.

A few reasons to stay ↓

A SHORT LOCAL GUIDE

Come for the sea.
Stay for everything else.

01 / PLAY

Four courses, one coastline.

Four Costa Navarino courses, with ocean outlooks and varied terrain. Also tennis, watersports and hiking nearby.

02 / STAY

Design-led hospitality.

Mandarin Oriental and W Costa Navarino reflect the wider region's growing hospitality offering, while independent stays keep it personal.

03 / SWIM

Water worth protecting.

Koroni's monitored bathing-water site was rated Excellent for the 2025 season under the EU framework. That measures bathing hygiene, not every ecological indicator.

04 / BELONG

Not a resort. A real place.

Harbourside tavernas, family olive presses, village markets and people who have cared for this land for generations.

THE COAST HAS OTHER RESIDENTS

We are not the
only ones here.

Loggerhead turtles nest along parts of the Messinian coast, including the Koroni area and Kyparissia Bay. Night lighting, dunes and access matter — particularly during nesting season.

NOT A LABEL. A SET OF DECISIONS.

Build carefully.
Leave more intact.

For us, sustainability starts before the first drawing. Every site's terrain, ecology, exposure and water resources inform what's reasonable to build.

01

Start with the site

Protect established olive trees where feasible. Work with slopes and existing stone terraces, not against them.

02

Design for the climate

Orientation, cross-ventilation, thermal mass, deep overhangs and passive shade before mechanical cooling.

03

Be serious about water

Low-water planting, efficient fixtures and site-appropriate rainwater or reuse systems where permitted.

04

Choose material honestly

Durable stone and wood, responsibly sourced materials and careful concrete use. Concrete's embodied carbon must be accounted for.

05

Use energy intelligently

Efficient envelopes, heat pumps and solar-ready design — assessed on actual consumption and site conditions.

06

Respect the ecosystem

Native vegetation, thoughtful exterior lighting and protection of sensitive coastal habitats and wildlife.

NO GREENWASHING. NO ONE-SIZE-FITS-ALL CLAIMS.

Specific measures are evaluated for each project, subject to technical feasibility, permits and applicable environmental rules.

A USEFUL PART OF THE PROCESS

Knowing where
to look.

For selected projects, available incentives can influence feasibility. We are familiar with the Greek funding landscape and work with relevant local specialists to assess options.

01

Greek Development Law 4887/2022

Potential aid routes for qualifying business investments, including certain tourism and hospitality projects, depending on the active scheme and eligibility.

02

ESPA / NSRF 2021–2027

Regional and SME calls may support eligible business investment, modernisation or green transition. Open calls and requirements vary.

03

Tourism & rural initiatives

For appropriately structured commercial projects, we examine the relevant tourism, local-development and environmental funding mechanisms.

Illustrative programmes, not confirmed open calls or a promise of funding. Private residential construction does not automatically qualify. Availability and eligibility require independent verification at application.

AN INVITATION

Let's talk
about the land.

A site with potential. A residence in mind. A hospitality concept, a sale, or simply an introduction. Start with a conversation.
